How do I conduct a property management transfer across to Vivid if I am already with another property management agency?

Whether you are managing your property yourself, or currently being managed by a typical agency, moving to Vivid is just as easy!

We will manage the cancellation of your existing management agreement and liaise with your current property manager to transfer your property across to Vivid, at no additional cost to you. All you will need to do is sign a simple instruction form and we will take care of the rest on your behalf. Simply leave it to us and we will ensure that your superior service commences without hassle or delay.

How long will you take to find a tenant?

There is no exact answer to this question, it actually depends on a variety of external factors such as; local market conditions, demand, availability - the number of similar properties currently available for rent in your area and the amount of rent you are prepared to accept.

What are my rental management fees?

We offer you a choice of simple transparent fee structures. You may opt for a traditional fee structure or an all-inclusive arrangement. You decide which works best for you and unlike other typical agencies you don’t pay extra for many services you would normally find yourself paying for, such as:

  • You don’t pay extra for marketing
  • You don’t pay extra for professional photography
  • You don’t pay extra fees for monthly or annual statements.
  • You don’t pay extra for title searches
  • You don’t pay extra fees for tenant application or database checks
  • You don’t pay extra fees for administration

What costs am I responsible for as a landlord?

As the property owner, you are responsible for paying Council Rates, Water Rates, Land Tax, and all other corporate charges. The tenant(s) is responsible for consumption such as electricity, gas, water usage, telephone, and internet during their tenancy.

The Landlord is responsible for maintaining the property in a reasonable state of repair and comply with building, health and safety laws. That means you are liable for all the associated capital expenses. Our goal is to provide you with ultimate value. We do this by carefully managing and controlling maintenance expenses without compromising the outstanding service your tenant enjoys.

Where possible we always work with your tenant to resolve issues over the phone first. We only use Vivid-approved service partners. This way we can be sure they are licensed, insured and deliver their services to our high service standards while keeping costs competitive.

We use pre-approved limits for emergencies and minor maintenance. This way your property is managed efficiently with minimal fuss or disruption to you and we always seek approval from you for any expenses outside our pre-approved limits.

Why do I need landlord insurance?

We at no time can guarantee your tenant’s performance at your property. The risk belongs to the owner of the property, and therefore the owner should be insured for such a risk. We recommend all owners protect their interests with landlord’s insurance.

How many property inspections do you conduct?

Your property’s first inspection is conducted six weeks after your tenant moves in and every three months thereafter. Everything is documented, cross referenced with previous inspection reports and a copy is emailed to you for your records.

At the beginning of a tenancy, one of our property management team members will conduct an ‘Ingoing Condition Report’ which accurately documents the condition of your property, which is subject to stringent management controls.

At the end of your tenant’s lease we thoroughly inspect the property and compare it with the original inspection report. We make sure that everything has been left in the same condition as when the tenant first moved in. Legally we allow for reasonable wear and tear, but we expect the property to be presented in a clean and safe manner.

When do I get paid my rent?

Your rental income will be paid into your designated bank account on the last business day of every month.

Why can’t I use my own tradespeople?

Our goal is to provide you with ultimate value. All our approved service partners operate under our strict Vivid Service Agreement. This ensures they remain cost effective, and resolve any issue on time, every time.

What happens if the tenant damages my property?

Should your tenant damage your property they are responsible for letting us know. If they are deemed responsible they will need to pay for repairs. This is part of their lease agreement.

Should the damage not be known until an inspection, we will have the damage repaired at their expense.

How often does Vivid conduct a rental appraisal?

We are dedicated to ensuring you receive the highest rent for your property. Our leasing team proactively conduct a market assessment every time your tenant’s lease is due for renewal. We benchmark your property against other rentals in the local area and consider the market in general.

Where appropriate and justifiable our leasing team will seek to increase the rental on your property as part of the lease renewal process.
