1. GETTING STARTED

FINDING YOUR NEW HOME

We’ll find you the best property for your needs. We’ll provide all the information and advice you need to prioritise which homes to view, and the ideal home to select.

PROPERTY VIEWINGS

All of our property viewings can be booked directly online with the click of a button from our website or property listing partners realestate.com, reiwa or Domain. Simply select the time that suits you, add your contact details and a confirmation email and SMS will be sent to you, it’s that easy!

APPLICATIONS MADE EASY

Tenancy applications are easy with Vivid. Take care of everything online, with the click of a button from our website or property listing partners realestate.com, reiwa or Domain. Save time by cutting out handwriting, scanning and photocopying. Of course, should you prefer paper-based applications they are also available for you to use.

Once your application is completed and submitted, it will be processed within 48 hours – and you’ll be notified as soon as possible by one of our leasing team members.

2. PREPARING TO MOVE IN

YOUR WELCOME MEETING

It’s time to meet your whole team who will be there to look after you, we’ll also hand over your Vivid Handbook – a handy guide full of all the information you need to know about becoming a Vivid tenant and your key points of contact.

FORMALISING A LEASE

Once your Residential Tenancy Agreement is signed and your initial payments are made, we schedule an induction time that suits you, and your move-in date is confirmed.

3. MOVING IN

YOUR NEW HOME INDUCTION

A member from our Property Management team will meet you at your new home. Here, we’ll give you a thorough walk-through and induction into your new property. You’ll be issued with keys, remotes and all relevant documentation relating to the property.

PROPERTY CONDITION REPORT

You’ll receive the Property Condition Report at the start of your tenancy. For your benefit, it is important you go through this document thoroughly, check all the details and send it back to us within 7 days of receiving it. You are welcome to discuss any points of concern with your Property Management team member.

The final bond inspection is carried out against this report, should your signed copy of the report not be received, the final inspection will be based on the original report.

TENANT CONTENTS INSURANCE

We strongly advise all of our tenants to protect themselves and their possessions through adequate tenant contents insurance. Property Owners are not liable for any damage or destroyed tenant possessions, so it is crucial you have this in order. Your Property Manager will be happy to assist you in finding a broker if you need guidance.

4. HELPING YOU ENJOY YOUR NEW HOME

OUR VIVID SERVICE DESK

Contacting us is straight-forward and easy for all your enquiries and requests. Your requests are treated as matter of urgency - all maintenance requests are assigned, managed and controlled through the central Vivid Service Desk to ensure they are dealt with efficiently.

ROUTINE MAINTENANCE INSPECTIONS

As thorough and caring managers of your property, we want to make sure the home is functioning exactly as it should. This ensures you are happy in your home, and provides peace of mind to the owner too.

We will give you plenty of notice, your first inspection is conducted six weeks after you move in, and every three months thereafter.

ANNUAL SERVICE OF RCD’S & SMOKE ALARMS

Your safety is our highest priority. We give you prior notice and take care of all annual servicing of RCD’s and smoke alarms. All the annual servicing is conducted in accordance with legislation and is documented accordingly.

LEASE RENEWALS

We want you to be happy in your home - our primary objective is to look after and keep quality tenants for the properties we manage and to build long-lasting relationships. When your lease is approaching its end, we will work with you to seamlessly enter a new lease agreement that is fair and reasonable based on current market conditions.

ENDING YOUR LEASE

While we certainly hope you will enjoy living in your property, we understand that sometimes circumstances change and it may become necessary for you to relocate. If you decide not to continue, at the end of your lease we carefully conduct a final condition report and we work with you to make the exit of the property as efficient, simple and easy as possible.
